On behalf of the Executive Committee it gives me great pleasure to welcome you to this meeting and to present the 11th annual report and the audited accounts of RRVRPOA for the financial year ended 31st March 2014.

On behalf of the Executive Committee it gives me great pleasure to welcome you to this meeting and to present the 11th annual report and the audited accounts of RRVRPOA for the financial year ended 31st March 2014.

Our costs have risen sharply and we have no alternative but to recommend an increase in the AMC to Rs 8000 pa from 2015/16 onwards. We have maintained the AMC at Rs 7000 for 5 years and during that period labour and electricity costs, our major expenses have gone up tremendously. In this context the increase proposed is reasonable.

Current projects:
The waterproofing of the roof is now complete and we are in the process of replacing the tiles. We thank members who have paid their contribution towards he roof repair. We will inform members of the final cost and how this has been financed in the course of the coming months.

Our main task this year will be to refurbish the Club house. The maintenance and improvement of the CH is absolutely necessary if we want to see value added to our investment. As a first step we plan to replace door and window frames where necessary, improve sanitary fittings arrange for additional guest rooms and an operational self- service kitchen so that members may avail of these facililties. Finally the club house will be repainted. All this will be done in a phased manner. We recommend that an expenditure of Rs 6 lacs be approved for these works during the current year. All works will be undertaken after obtaining competitive quotes and will be taken up in a phased manner.

We also plan to prepare, with the help of some of our architect members, a blue print for building standardised cottages that will be submitted to members. We hope we will be able to make some progress on this during the current year and report to the GB next year.

Membership:
We currently have 212 members who between them own 251 plots. We thank all those members who have been so cooperative in paying their maintenance contributions. We have still not been able to contact some members and there are some members who still refuse to join the association and pay their dues. This is a shame and it is unfair to expect to be subsidised,

Looking Ahead:
We can be proud of our efforts in creating a unified group. We now need to make RRV a vibrant community and this cannot be done without greater commitment from its members. More homes need to come up and more people need to visit over the weekends. We hope that a repaired and refurbished CH will attract members. Finally we need more people to help share the task of managing RRV.
