On behalf of the EC it gives me pleasure to present the 6th annual report and the audited accounts of RRVRPOA for the financial year ended 31st March 2009.
At the outset I regret to inform you of the demise in Malaysia of Ms Lakshmi Rao a.k.a. Zarine Steven Johan , one of our plot holders. We extend our sincere condolences to her husband Mr. Steven Johan. I request all of you to rise and join me in a minutes silence in memory of Ms Lakshmi Rao .
Members will notice that we have held our AGM with a months delay. This was due to unavoidable circumstances largely due to the huge pressure of work on the EC members, who as you know are performing an honorary task and are often hard pressed for time. We are sorry for this and we request you to condone this as per the resolution 1 put forward by the EC for the approval of the GB.
Accounts: Thanks to our prudent management we continue to have a surplus which is transferred to reserves and which will be used in due course for the maintenance and improvement of the infrastructure as and when the need arises.
Capital Expenditure: No major capital expenditure was incurred . We have embarked on a program of replacing all light bulbs with low consumption bulbs.
Membership: The association has been instrumental in putting members in touch with potential buyers and helping them with the sales We welcome the new members to the RRV family and hope they will join us in making RRV a great place in which to live. We welcome Gayathri Kalia, Ganeshan, Mr Srinivas Rao, Mr Sujeeth Kumar, Mr Chinappa Murali all of whom have bought plots in the course the past financial year.
Management: We are happy to inform members that we have secured the services of Mr Rajan, an ex-serviceman as Estate Manager. Mr Rajan ‘s efforts are already visible in the vast improvement in the maintenance of RRV, a fact attested to by the residents and visitors.
Arrears: The following members are in arrears from the years 2004/05 onwards and we request then to help us in maintaining our common property by paying their dues on time. - Salma Jaffer - Prakash Rao - Dilip HajA
Legal Matters: In order to give effect to the agreement signed on 18th of April 2008 with RCH, a compromise agreement had been signed between RCH and ourselves. This document has to be presented to the court and the date fixed for the hearing keeps getting postponed for reasons beyond our control. The next hearing is fixed for the 10th of August and we hope that this time the case will come up for hearing and that the Court will approve the compromise. Once this is done we will take steps for the transfer of the common assets. We would like to point out that we have received the full cooperation of RCH at all times since the signing of the agreement and we look forward toa continued cooperation with them.
Looking Ahead: The tasks facing us in the maintenance and development are numerous. The resources available , both material and human , are unequal to the task. We need more members to take an active interest in the running of RRV and we invite them to serve on the EC. We also need fresh ideas from members.
Among the tasks on hand are an overhaul of the water distribution system to eliminate waste and a project for putting up signposts within the estate to enable members to orient themselves.
We are currently running RRV at a minimum level . RRV is now more than 15 years and there is an urgent need to overhaul the infrastructure. Without this the assets that we have will just waste away and the cost of replacing them will be prohibitive. We need urgently to refurbish the club house and the boat house. The current AMC of Rs 5000 per year needs to be revised upwards. We hope that the next EC will be able to devote the time necessary to these matters.
